CAPITAL GAIN VALUATION CERTIFICATE

What the Certificate Looks Like and What It Contains

A properly prepared capital gain valuation certificate is not simply a statement of value. It records the statutory basis, valuation methodology, asset details, applicable tax provision and final Fair Market Value in a format that can be reviewed by your CA, Assessing Officer, DVO or court.

Standard Capital Gain Certificate Components

Each certificate is structured around the facts of the asset and the statutory provision for which the valuation is required.

01 IDENTIFICATION

Cover Page

A2Z Valuers letterhead; certificate number; Nitesh Shrivastava’s name and Section 34AB registration number and category; valuation date; and the statutory purpose (Section 50C / Section 55(2)(b) / Rule 11UA / Section 50CA).

02 LEGAL BASIS

Statutory Basis

The specific provision cited; the applicable rule (Rule 11UA / Rule 11UAE); and the FMV standard — open market price on the valuation date as per Rule 11U.

03 ASSET RECORD

Asset Description

Property address / jewellery description / artwork details; area / weight / medium and dimensions; and acquisition history from the available documents.

05 PRE-2001 FMV

Section 55(2)(b) FMV

Where applicable, the certificate establishes the FMV as on 1 April 2001, records the methodology and comparables from the relevant period, and explicitly dates the valuation to 1 April 2001.

06 SECTION 48

Cost of Improvement

Where applicable, improvements are identified, PWD SOR rates are applied, and the resulting Cost of Improvement (CoI) quantum is stated.

08 FINAL VALUE

FMV Conclusion

The certificate concludes with the specific rupee value determined for the asset at the applicable valuation date.

09 AUTHENTICATION

Valuer’s Certification

The certificate is signed personally by Nitesh Shrivastava, with the Section 34AB registration certificate attached and the official stamp applied.

A PDF digital copy is provided for your CA’s files and income tax return submission.

ORIGINAL COPY

Bound Hard Copy

A bound hard copy carrying the original signature and official stamp is available for presentation to the Assessing Officer, DVO or court.
